Where Weston Lakes Is — and Why That Matters
Weston Lakes sits along FM 1093 west of downtown Fulshear and east of Simonton, in a mostly rural stretch of Fort Bend County that runs up against the Brazos River. Homes here carry Fulshear mailing addresses (ZIP 77441), but the community is not part of the City of Fulshear: residents voted to incorporate on May 10, 2008, making Weston Lakes its own Type B city with its own council, which meets monthly in the Weston Lakes Ballroom.
That distinction is more than trivia. It means the community controls its own municipal decisions, and the gated section — approximately 1,500 home sites — is supervised by an elected Property Owners Association, with private roads inside the gates. The 2020 census put the city's population around 3,853. If you're comparing Weston Lakes to the newer master-planned communities closer to Katy, the practical difference is scale and setting: established trees, larger lots, and river-bottom land instead of dense new-build sections.
Inside the Gates: Country Club, Golf, and Water
Weston Lakes Country Club anchors daily life in the community. Based on the club's current published amenities, members have access to:
- Golf: An 18-hole championship course designed by PGA Tour and Champions Tour winner Hale Irwin, with a pro shop and practice facilities.
- Tennis: Four lighted courts at the Recreational Center.
- Pools: An eight-lane Olympic-size pool with a splash pad (open seasonally — check the club's current schedule) and a separate six-lane pool designated by the club for members 18 and over.
- Fitness: A fitness center overlooking the golf course with cardio equipment, strength machines, and free weights.
- Dining: The Waterside Grill, the club's main dining room with an outdoor patio, plus a private Wine Room that seats up to 24.
Water is the community's other defining feature. The City of Weston Lakes describes golf course ponds and two waterways inside the gated section, and the city itself borders the Brazos River. In practice, that means a meaningful share of homes have water frontage or water views — a detail that matters for pricing, which we'll get to below.
A key detail for every buyer: When you purchase a property in Weston Lakes, you automatically become a social member of the Country Club — this is mandatory for all property owners, separate from the POA. The POA fees and the Country Club membership fees are separate: the POA collects an annual assessment that covers common-area maintenance and is the same for all owners, based on the budget the Board prepares each year. The Country Club membership fees are paid directly to the club each month, not through the POA. Golf membership is an add-on beyond the social membership. Before you make an offer, contact the Country Club (281-346-1967) to confirm current social membership fees, what they cover (fitness center, pools, dining, events), and any add-on costs like golf. There is also a separate Country Club transfer fee due at closing, in addition to the POA transfer fee (contact KRJ Management).
The Homes: Custom Builds, Big Lots, and Current Prices
Weston Lakes developed section by section over several decades, so the housing stock is largely custom — you'll see varied architecture, floor plans, and lot configurations rather than repeated production designs. Lots are notably large by west-Houston standards: among homes tracked on my Weston Lakes market page, the average lot size runs around 32,000 square feet — roughly three-quarters of an acre.
Here's where the market stood as of late July 2026:
- Active inventory: Roughly 30–40 properties on the market, depending on the source and whether acreage lots are included (my neighborhood page tracked 31 actives; HAR's master-plan page showed 40 for sale).
- Recent sale prices: HAR reported an average sale price of $739,870 across recent closings, with homes averaging about 3,868 square feet — roughly $223 per square foot.
- Active pricing: Average list price around $770,000 and median around $785,000 on my market page, with current examples ranging from a 4-bedroom at $565,000 to a 5-bedroom at $975,000, plus vacant acreage in the $335,000 range.
New construction still exists here in limited form: the City of Weston Lakes notes about 120 lots under builder development. So buyers can weigh a resale against buying a lot and building custom — a real decision point in this community that most Fulshear-area subdivisions no longer offer.
One caution on pricing: averages flatten out what actually drives value in Weston Lakes. Whether a home backs the course or the water, what it sees from the back windows, which section it sits in, who built it, and how recently it was updated can separate otherwise comparable floor plans by hundreds of thousands of dollars. Commutes: What to Expect from FM 1093
Weston Lakes is a west-of-the-suburbs location, and it's honest to plan your commute accordingly. Based on current mapping estimates (actual times vary with traffic):
- Katy: roughly 15 miles northeast via FM 1093 or FM 359
- Energy Corridor (I-10 & Eldridge area): roughly 20–25 miles
- Downtown Houston: roughly 35–40 miles; FM 1093 feeds directly into the Westpark Tollway east of Fulshear, which is the most common route in
The trade-off is straightforward: you're exchanging drive time for acreage, water, golf, and gated privacy. Practical Advice Before You Tour
A few things I tell every Weston Lakes buyer:
Showings require gate access. This is a gated community with private roads — you can't do a casual Sunday drive-through. Your agent arranges gate access for scheduled showings. Build tours around seeing several sections in one trip.
Compare sections, not just houses. Sections differ in age, lot size, deed restrictions, and proximity to the gate, the club, the water, and the golf course. A home backing a fairway lives differently than one on an interior lot or on acreage. Walk the lot lines and look at what's behind the fence.
Do the POA and club due diligence early. Request the current POA documents, assessment amounts, architectural standards, and club membership terms during your option period — not after. Restrictions on outbuildings, fences, and improvements are governed by the POA's published architectural standards.
Resale vs. build. With roughly 120 lots noted under builder development, compare the all-in cost and timeline of building against the resale inventory. Resales get you established trees and known drainage history; building gets you exact specs.
Think about resale value from day one. The premiums you pay going in — a lot on the water, a fairway behind the fence, a protected view — are the same ones the next buyer will pay you for.
